There are two different floor plans.
The one story and two story floor plan. Four different front elevations. Brick, mortar, and shake are different. Everything else is the same. No changes allowed.
Which houses are going to be the two stories with the shed, roof, 2000+ square feet with upstairs lounge?

Does the model have any upgrades compared to the other homes being built?
No upgrades in our model (Washer, dryer, refrigerator, dishwasher, microwave, garbage disposal, electric oven and range, blinds are included.)
What is included in the HOA fees?
The budget is available by request. Lawn maintenance, trash pick-up, insurance on common areas, electricity for the lights and future road funds, taxes for CAM, etc., water and sewer ($80). Bringing the total for the HOA $109 + $80 (for water) = $189.00
What is the difference between the two story and the one story?
The one story has a vaulted ceiling in the great room. The two story will have 9’ ceilings in the living room, 8’ upstairs and in all bedrooms, a small walkout, and no patio. Everything else will be very similar, if not the same.
If I buy, can I choose my own colors, carpet, etc.?
No, sorry. After you purchase your home, you may change the paint to whatever color you like. If you lease, please get permission to paint from your landlord/owner.
How does parking work?
Every house will have 4 spaces. Parking is on a first come first serve basis. Some Guest parking is available. Residents will receive hang tags or stickers for parking. Every car must be parked in a space, or HDK will tow. There is parking available on Longleaf Drive.
How does towing work?
If cars are "double stacked" (parked behind spaced parking,) HDK will tow them. Why? Because this encourages driving on the grass when blocked in. Also, in the fall, guests of your neighbors are not courteous about blocking owners/tenants or leaving them "spaceless".
Why are residents calling HDK to tow someone out of their house space?
Residents will come home late at night and won’t be able to park in front of their own house because of a neighbor’s party. Therefore, the residents can call HDK to get the car towed out of their spot.
Which houses are for lease?
All of the available houses can be leased.
How much is rent?
The rent is currently being offered at $1780/month. What does that include? That includes water, garbage, and back door trash pick-up (residents are responsible for bringing the can to the back patio).
What other utility bills will I be responsible for?
Phone (most people have a cell phone and no house phone), cable, electricity. (There is no gas in the subdivision). Charter Communications offers high speed internet and Bellsouth DSL.

Can we have a pet?
Yes, one pet per house if the homeowner allows it. Pet owners need to be responsible and clean up pet waste from yard.
Can we put up a fence?
Yes, if the owner allows it. The fence must be black vinyl or pvc. Restrictions on the dimensions apply. You must get approval of the Architecture Committee first. E-mail

There are a total of 95 houses at 807 West Longleaf Dr. The HOMES at Eagles Landing South or Taylor Parke South is the legal description. They are appreciating at approximately 7% a year.
Are they Fannie Mae approved?
No.
Are they fee simple ownership?
Yes, they are fee simple; you own the ground beneath the slab, the slab, interior and exterior walls and the air above. One step off the pad and it belongs to the HOA of which you have an individual interest and 1 vote.
What are the taxes?
They are running about $1700/year.
What are the average utility bills?
Power will run around $120-$140/month, depending on how conservative you are.
Does
"South Auburn" route Tiger Transit come into the neighborhood?They will come into 807 West Longleaf Drive when we have a cul-de-sac for them to turn around in.
