I have developed college student rental property for close to 10 years comprising over 475 rental houses. Once you take out your mortgage payment, taxes, insurance, and the HOA fee that protects your investment, your return can be well over 20% of your investment*. The HOA (homeowners' association) fee protects your investment by enforcing tenant rules, paying landscape maintenance and seasonal color planting, garbage pickup, property clean-up, as well as paying for street lights, street and parking repair fund, and bi-weekly full property cleanup. This is truly a turn-key investment.

Houses appreciate much faster than apartments and are, simply, the most popular housing for college students. I have invested in over 450 houses and zero condos for this very reason. I have NEVER had a vacancy in a house.

Historically, rent rates have increased by over 6% annually. Just 5 years ago it was rare to find college housing renting for more than $300 per bedroom.

Today $300 per bedroom is the lower end housing for students. Rents have steadily increased $100/mo. every year ($1200.year). If your mortgage payment stays the same and you annually raise the rent….well you get the picture.

Location, location, location is critical. We are located 1 mile from S. College and the WalMart Super Center and only 2 miles from campus and I-85 exit # 51. We are centrally located to the newest growth of restaurants in Auburn. Once Longleaf Dr completes its construction connecting S. College to Cox Rd, we will be on one of the busiest corridors for students going from one side of campus to the other.

It is rare that a college student, today, graduates in less than 5 years. The longer a tenant stays, the better. Students will move from an apartment to a house, but I've never heard of a student moving from a house to an apartment.
