House Details
Flooring
Carpet: 26 oz 100% continuous filament nylon with Stain Guard by Moban including a 10-year warranty. Pad to be 6 lb. reband, FHA with web.
Vinyl: Low gloss vinyl with 7-year warranty, wear layer 12 mils, product 72 mils, JT88 vinyl wear, manufactured by Mannington.
Wood: Sacramento Pine, Kronotex, laminate flooring (smart 7 mm)

Walls
Paint: One coat prime, coat finished, manufactured by a respectable name brand Duron or equal.
Walls include 3 ¼” colonial wood base with 7/16” shoe mold, knock-down finish. Wallcovering no wallpaper.

Ceiling
Drywall: One layer of ½” drywall finished with knock down finish. All ceilings to be 8’ above finished floor unless noted otherwise.

Landscaping
All yards to have Bermuda sod. 3 - 15 gallon hardwood trees. (15 gallon maples are about 12 ft. high; 15 gallon oaks are about 15 ft. high), 3 gallon foundation shrubs on 3 sides of house (each house different, but will include youpan holly, lorapetalum, etc.).

Utilities
Water, power, phone CATV, sanitary sewer to be delivered to the building including tap fee and meter cost. Tenants are charged $80.00 a month to reimburse owner’s charge for water.

Drives & Walks
All parking pads will have same specs as roads. Sidewalks to be minimum 3 ½” concrete.

Concrete
Floor slab to be 4 inches thick concrete, except at the perimeters which are 16 inches thick and constructed of 3,000 psi concrete, reinforced with footings with #5 rebar, slab with either 6 x 6 #10 wwn or fiber reinforcement.
